When you make your reservation you will be charged a 50% booking deposit (without tax) on your Visa, Master Card, Discover or American Express. One month prior to your arrival date, any remaining balance (with the tax) will be charged to your card.

We have a 2 night minimum stay during the high season and on weekends unless there is a single night available in between 2 reservations. During the months of November through March, one night stays are allowed mid week.
There is 3 night minimum stay over Martin Luther King weekend and Presidents Day weekend.
Thanksgiving weekend is a 3 night minimum stay unless we have a single night or 2 nights available in between 2 stays.

The holiday period of December 24th through December 31st is a 2 night minimum stay unless there is a single night available in between 2 reservations.

Should you cancel, at any time, there will be a 10% cancellation fee on the deposit received. Should you need to cancel within 2 weeks prior to your arrival, the cancellation fee will be 25% on the full amount received, unless we are able to re-book the accommodation, in which the fee reverts back to 10%. If you need to cancel within seven days of your arrival, no refund will be possible unless we are able to re-book your accommodation, in which case the cancellation fee reverts back to 10%. If you would just like to change your dates and can give us more than 7 days notice before your arrival date, there is no fee.

Sorry, there are no refunds for shortened stays or any occurrences beyond our control (blackouts, snow storms, natural disasters, etc.). Please consider purchasing travel insurance at the time of your reservation to protect your deposit in the event of cancellation due to weather, job loss, family illness or a death in the family.

Check-in time is 4pm, check-out no later than 11am.
Damage to the property, including fixtures, furnishings, artwork, décor or linens will result in a charge of fair replacement value. The credit card responsible for the reservation will be charged accordingly for all damages and any excessive cleaning that is beyond standard.

NO SMOKING OF ANY KIND IS ALLOWED ON THE PREMISES. This includes, inside the condo, on the decks or balconies or in the common areas. Smoking is defined as cigarettes, cannabis, pipes, cigars, hookahs, or any other lighted products. You will be fined up to $500 for violating this rule. Smoking is permitted outside the building only. Do not leave smoking waste on the ground.
